Tbh Chat mod only really does is moderate the chat plus. On the cites note who hasn't built more than 4 the server has changed so many times I made like 4 and the reason I think im chat mod is that every time the Server was restarted or People need help i helped because helping others is a good thing
other than flying thats a perk but calm down and enjoy the game its suppose to be fun

p.s. When you envy something and get it its not what it turn out to be  heck if you want chat mod i will go back to normal player if you want it SO BAD.
